Safety and quality of life

I get asked about safety on daily basis from Americans and Canadians considering moving or investing in Cabo. Unlike some other parts of Mexico, Cabo is safe! I move around Los Cabos freely. Clients fly in, walk the marina, try new restaurants, and feel at ease. The private aviation traffic alone tells a story. People who can go anywhere choose Cabo. That says a lot.

Day to day life runs on low stress. Sunshine, ocean views, morning pickleball, school drop-offs, quick grocery runs, beach walks at sunset. Simple routines, less rush. It’s not perfect, nothing is, but the pace is kinder and it shows in how people treat each other.

How buying works here

We follow a process that U.S. and Canadian buyers recognize. That’s intentional. It keeps transactions smooth.

Escrow, title, and the MLS

We use third-party escrow and reputable title companies. We also have a regional MLS. Work with a licensed agent who is an active MLS member. That single choice sets the tone for the whole purchase. Listings, disclosures, and communications stay clear and organized.

The fideicomiso bank trust

Financing vs cash

Cabo is still largely a cash market, though select lenders do offer financing. Terms vary and underwriting can take time, so if you want debt, we plan your search around that early. If you’re cash, we can move faster and sometimes negotiate cleaner terms.

San José del Cabo vs Cabo San Lucas

Two towns, two vibes, one market that works together.

  • San José del Cabo: artsy, family-friendly, strong sense of community. Galleries, farm-to-table spots, calm beaches in the bay. If you want quieter evenings, this side fits.

  • Cabo San Lucas: lively, close to the arch, iconic marina, sport-fishing culture. If rental income and nightlife access matter, you’ll like this side.

Value and price ranges

Let’s be practical. Budget drives the search. Beachfront commands a premium. Off-beach in second or third row delivers strong value, with views from higher floors or hillside communities. From the video conversation that sparked this post:

  • Newer beachfront 2-bedroom condos can start near the high six figures to low seven figures, depending on the residence, amenities, and exact location.

  • Step off the sand and you’ll often see quality options in the mid six figures.
  • For some world-class resort residences, prices start in the millions but these properties are nothing short of spectacular.

Amenities renters and owners actually use

Trends come and go, but a few features keep proving themselves:

  • Direct beach access or a quick, easy walk

  • Strong on-site management for rentals

  • Multiple pools with at least one quiet pool

  • Fitness center with real equipment, not just a bike and a mat

  • Shaded outdoor spaces that catch the breeze

  • Secure parking and solid access control

This part is underrated. Los Cabos connects to many major U.S. and Canadian cities with direct flights, especially in peak season. That makes short trips realistic and keeps occupancy healthy. Vancouver, Calgary, Toronto, Dallas, Denver, San Francisco, Houston, Phoenix, and several California airports all tie in. Less friction means more visits and better booking calendars.

Schools, activities, and living full-time

If you’re moving with children, you’re not the first. We have bilingual schools, after-school sports, music, dance, and enough weekend options to keep kids happy. Parents tell me their stress drops after a few months here. Not because life magically changes, but because daily logistics get simpler. The beach helps too.

Rental potential and ownership goals

Be clear about what you want from day one:

  • Mostly personal use with occasional rentals

  • Balanced personal time and income

  • Pure investment with a professional rental plan

Different buildings serve these goals differently. Boutique luxury with strict privacy policies can be perfect for owners who want peace.
